Understand the structure

Amortization and maturity are different.

Conventional repayment

This worksheet’s conventional mode is a fully amortizing fixed-rate loan. The payment is calculated to repay principal and interest over the entered term, starting at 30 years. It does not determine eligibility for a conventional mortgage program.

Balloon repayment

A 30-year amortization with a 5-year balloon uses a longer period to size the monthly payment. The unpaid balance comes due much sooner. The result shows that balance separately from the last scheduled installment.

Seller-financing documents

A payment schedule does not replace the promissory note, mortgage, disclosure or closing documents. SJLG’s real estate team can assist with transaction documents and discuss issues requiring legal review.

Plan for the balloon. Refinancing or selling later is not guaranteed. Confirm how the balance will be paid when the note matures.

Loan calculator questions

Know what your estimate includes.

Does the monthly payment include taxes and insurance?

No. This is principal and interest only. Property taxes, insurance, mortgage insurance, escrow, fees and closing costs are outside this schedule. Use the closing-cost calculator for a separate transaction estimate.

Is the balloon balance the entire last payment?

The displayed balloon balance is what remains after the scheduled installment and any entered extra principal at maturity. “Total due at maturity” combines that installment with the balloon. The actual note may use a different convention.

Can I change the 30-year or 5-year assumptions?

Yes. Enter another whole number and select years or months. The amortization period supports up to 600 months. Balloon maturity must not exceed that period.

What do extra payments change?

The model applies the extra amount directly to principal each month. For a conventional loan it can shorten repayment; for a balloon loan it can reduce the remaining balance. It does not calculate prepayment penalties or enforce a lender’s rules.

Is this an exact lender payoff quote?

No. The schedule uses monthly interest at the entered annual rate divided by 12. Daily interest, irregular first periods, fees, late payments, servicing adjustments and the signed note’s terms can produce different figures.
